What are the steps to having a modular home built?

We offer a free consultation at the very beginning of the process in which we will discuss the process, budget and what may be the best approach to get the most home and value within the budget that you have.  

It is during this initial process that we can recommend the building method that best suits your needs and budget.  If the building method that works best is a modular home we will make recommendations as to which dealers will offer the floor plans and selections that will work best within the scope and budget determined.

During this stage once the floor plan is selected and method of financing is determined we will set up an on site evaluation of the building site.  

One of the best things about building your dream home is the freedom and flexibility to build on the land you select.  

After the site evaluation a follow up meeting will be done to review with you the scope of work and the costs involved to set up your home including securing permits to the certificate of occupancy.  

Once the financing is in place, the floor plan is selected, the building site is identified, and the construction costs are determined the next step is secure the building permit.

Depending on the municipality or county this may be a process.  Fortunately, our team is well experienced in how to move things forward as quickly as they can be done and knowing the intricacies of each county and city building department.

While we are working on securing your building permit the dealer will order your home and put things in motion on their end.  The plans for your home will be sent from the manufacturer to the State of Colorado Division of Housing for approval. 

Once the permit is secured we will have a pre construction meeting on site.  

  • Foundation
  • Utility construction 
  • Modular sections delivered to site
  • Crane set and placement of sections onto foundation
  • Complete interior of home along the marriage line, (where sections of home meet).
  • Install any flooring not already installed by the manufacturer of your home.
  • Connect all utilities
  • Coordinate inspections required by county or city throughout the process until completion
  • Final clean
